Tenant improvements are the bread and butter of GTA commercial work, and they only go well when the contractor understands that the building isn't yours. The building belongs to a property manager who has rules about freight elevators, hot work, dust, smell, after-hours work, deliveries and life-safety. The space below you and beside you belongs to other tenants who don't want to hear hammers at 10 a.m.
We've been working in CBRE, BGIS, Brookfield, Cadillac Fairview and other major-portfolio buildings for years. Most of our tenant work happens after hours: 6 p.m. to 6 a.m. demolition, weekend pours and finishes, dust walls in by 5:30 every night. The base-building team becomes our partner, not our obstacle, and that's earned over time, not declared in a kickoff meeting.
Coordination is the work. Build is the easy part.
